Whether your a first time homebuyer, or not, the mortgage world has changed.  Programs change all the time, and programs that we had in the last year or two have gone the way of the dinosaur.

Rural Development loans are about the only programs that still do 100% loans.  In addition to that, there's no limit to what the seller can pay for closing.  Large areas of Louisiana qualify, and here's a link where you can see if the house you want to buy qualifies.  Map link
